Emma De Leon

Emma is an experienced Property lawyer who, since 2016, has practised exclusively in leasing. She works with some of Australia’s largest landlords and tenants, leasing both established and development industrial, office and retail assets, often nationally and on a volume basis. Emma assists with all aspects of leasing, from setting up suites of precedent documents for use across multiple portfolios, to structuring specific transactions, development and pre-commit leasing for new builds/substantial renovations, acting on complicated transactions and large volume routine transactions, to dealing with end of lease obligations and breaches. Emma’s clients value her for her trusted legal advice, pragmatic and commercial approach, commitment to service level agreements, and friendly attitude.

Emma’s experience includes:

  • Acting for Goodman on its stabilised leasing portfolio, leasing a variety of industrial, office, retail and telecommunications sites throughout NSW. Working with in-house legal counsel as well as asset, property and fund managers on various leasing transactions, including those with a commencing rent in excess of $2million.  Since working together, Goodman has awarded Emma and her team Property Lawyer of the Year, Rising Star, Law Firm of the Year and Best Property Deal.  Emma is a trusted advisor valued for her technical knowledge and drafting skills, and her commitment to making the leasing process efficient and commercially pragmatic for both Goodman and its customers.
  • Acting for Charter Hall, Blackstone-owned 151 Property and Mapletree on their leasing of various assets in NSW, QLD and VIC, including drafting, negotiating and advising on agreements for lease, anchor leases, commercial leases, retail leases, industrial leases, bulky goods leases, licenses, incentive agreements and other ancillary agreements. Emma works with these clients on a high volume, fast turn-around basis, and assists with the development and maintenance of precedent leasing transaction documents.
  • Large format retail development and leasing for both landlord and tenant, with a particular focus on agreements for lease and sites with complicated titling structures. Emma’s clients in this space are ASX top 100 companies and private families regularly named on the Australian Financial Review’s rich list.
  • Leasing of premises throughout Australia for various tenants, including industrial, office and retail premises. The landlords on these deals range from high net worth individuals and self managed super funds, to listed REITs and ASX top 200 companies.
  • Retail leasing for landlords of suburban shopping centres, high street retail premises and specialist retail facilities, including advising on redevelopment rights and COVID rent relief obligations.
